Pre project planning, technical feasibility and financial feasibility: Client and Architect/Engineer explore the technical feasibility of their idea, prepare a rough order of magnitude estimate (usually + or – 25% uncertainty) and prepare an ROI for the investment. At the end of this phase, the decision is usually to proceed or not with the project.

  • DB (Design & Build) approach: Client and Project manager/Engineer assign a firm to design and execute the project. This is usually the case of very technically challenging projects such as power plants, treatment plants, etc.
  • DBB (Design-Bid-Build) approach: Client and project manager/Engineer assign a design firm to do the design and budget. After the design package is finalize a tender is launched in the market to collect bids and afterwards a contractor is selected to execute the works. The designer will be responsible to follow up on the execution of works until the handing over of the project.
  • CM (Construction Management) approach: the client and project manager/Engineer divide the project into phases (they may be sequential, overlapped or concurrent) and for each phase assigns a designer and a contractor. Works are undertaken in a separate manner and the project manager/Engineer remains the only responsible for the cost and schedule.
  • BOT (Build-Operate-Transfer) approach: The client and project manager/Engineer assign a firm to design, build and operate the facility for a period of time and then transfer it to the client. These kind of projects usually are in the public sector such as building a tunnel, railway, metro, bridge, etc.
